This is a starting point based on what is believed to be needed for refurbishment of the property. Suggestions and ideas are always welcome and encouraged. We want the result to be a house that someone would be proud to own and live in or rent. ---------------------------------------------------------------- Separate bids are necessary for job sections: Kitchen refurbishment Interior painting and ceiling repair Hardwood flooring refurbishment Yard work Tile bathroom & regrout walls in bath Roof fix to flat area east side over sunroom (including walls, exterior, etc.) ********** THIS IS THE HIGHEST PRIORITY ********** [No products or services, etc. shall be purchased or hired through "Home Depot" stores at all and payment will not be made for such items. Violation of this provision can result in forfeiture of any and all payment for any work on the property. By agreeing to perform work on the property, you - the "contractor" - are explicitly and completely agreeing with this clause. If you are unwilling to abide by this provision, you should not agree to work on the property as you will lose your payment. Compliance with this, along with the work itself, will be verified by an inspector with random checks and inspections of the work site and activity thereon.] All grout shall be sealed properly to repel stains and spills Workers shall maintain a relatively clean work environment and not allow trash, debris to accumulate on worksite. Workers and all onsite personell shall maintain a safe worksite at all times. Workers/contractor as appropriate shall carry insurance or place a bond on the job. Upon completion, each job will include a thorough clean-up of the affected area on site to a state of "broom-clean". A final clean-up of the site is also required prior to final payment. All workers/companies are responsible for removal of debris from site in a timely manner. PRIOR to ANY PAYMENT, sufficient number of photographs must be submitted via email along with a draw invoice properly prepared including Parallax Services, LLC name and address, etc. as well as describing the particular phase of work completed in detail. Final payment will be paid only following inspection of work by an agent of Parallax Services, LLC and accompanying photographs showing the work result in detail. Payment will normally be made by check mailed to billing party. Any special handling (express mail, wired funds, etc.) may be elected by billing party but billing party must pay all expenses applicable. This may include time and travel expense of Parallax Services, LLC in order to execute the payment transfer. Non-bank wires ("Western Union" or the like) will incur this additional cost above the cost to transfer the funds. This must be elected by the billing party in writing and the fees, charges, etc. will be deducted up front from the payment being made. FAX shall not be used. All communication of any paperwork nature shall be sent via email. Any communication relating to the job shall be done via email as much as practical. Phone and text messaging shall be a "last resort" or "emergency" communication media. A schedule of job milestones and expected completion shall be submitted along with the work proposal (may be done with relative dates or based on an expected start date). An available start date shall also be included and the actual start date and schedule shall be agreed upon prior to final acceptance of proposal. A penalty may be imposed by Parallax if schedule dates are not met as agreed. Notification of any problems or issues related to the work shall be communicated to Parallax immediately and without delay.
